Service Description

The Subdivision approval process is designed to ensure the following:

  • The property is suitable for its proposed new use.
  • The proposal conforms to the City of Pembroke’s Official Plan, as well as to provincial legislation and policies.
  • Property owners, neighbours and the community are protected from developments which are inappropriate or may put an undue strain on community facilities, services or finances.

General Information

The Minister of Municipal Affairs and Housing has delegated approval powers for Plans of Subdivision to the Corporation of the City of Pembroke pursuant to Section 4 of the Planning Act R.S.O. 1990, effective January 4, 1994. Therefore, all applications for Plans of Subdivision for lands in the City of Pembroke are to be filed directly with the Planning & Building Department. Prior to submission of an application, applicants are advised to consult the Planner.

Required Documentation

  • 2 copies of the completed application form
  • 25 copies of the draft plan
  • 2 copies of the draft plan on 8½” x 11” paper
  • The applicable fee of $1,600.00 plus H.S.T.

Measurements are to be in metric units.
