The Comprehensive Zoning By-law 2010-57 regulates the use of land, buildings, and other structures within the City of Pembroke.
When the Zoning By-law does not permit a proposed use, it is necessary to make an application for an amendment to the Zoning By-law.
While anyone may file an application to amend the Zoning By-law, the current and/or future owners of the subject property must provide written permission to proceed with the Rezoning Application.
All applications for rezoning shall conform to the Official Plan and shall consider relevant provincial legislation, policies, and appropriate guidelines. If you cannot conform to the Official Plan then you will also require an Official Plan Amendment.
An accurate to scale drawing is required. The drawing preferably prepared by a qualified professional, must show the proposed development including all new buildings and structures, parking areas, landscaping and other site information as required by the municipality.
Application Fee- $600 plus HST – Zoning By-law Amendment only
$750 plus HST – Official Plan and Zoning By-law Amendment
